Just one of my simple strategies allowed me get $10,000 in wholesale fee and I did not rehab this one!

I had it under contract and found another investor buyer and we sold it for a $10K profit. Not bad for 2 hours worth of work! And the thing is, that wasn't even one of my better deals.

My name is Bill Geils.  I have been investing in real estate for over 10  years . My wife, Nancy, host of Investing With The Stars, and I own over 100 units of rental property and have bought and flipped over 25 houses. I am also a Certified Home Inspector and Nancy is a Realtor.

Here's my story:

I was in a family business with my father for many years. It was very successful and then as times changed, the business started to decline and we went out of business. I had no money because most of my profits went back into our business. I had a baby and a new wife and did not know what I was going to do. As you might imagine, I was sitting up late at night and saw a commercial on Real Estate Investing, from Carelton Sheets believe it of not! I ordered up the program and never looked back. Education is the key, I bought everything I could get my hands on, talked to everyone who was doing what I wanted to do and that is "How I got into the Real Estate Business".

I started to source out multi families at first so that I could create a monthly income. We found a 3 family that was for sale, not in a great part of town mind you, but it was all we could afford. We put an offer in on it at 90K. They accepted the offer and we were off to a great start! Then I came home at just about had a nervous breakdown!

My thoughts were going wild – How will I manage the tenants – I had heard all the nightmare stories about tenants. I couldn't sleep that night. The next day I went back to my lawyer and asked if we could get the down payment back and we wanted to "get out of this deal"¯! My lawyer said that we could get out, but that we would lose our deposit which at the time was 10% - $9000.00 – Well, as you can image, to lose that money money would be the end of my investing career for sure! So we went ahead and bit the bullet and bought that 3 family house. The moral of the story here is that if I had never gone ahead and bought that 3 family, I don't think I would have ever bought another house or had gone ahead to invest in real estate as much as I have!"

The First Deal Is The Hardest"

What we realized is that the "First Deal is surely the hardest"¯. You must take that first step and BUY your first property. After the first one is complete, it is so much easier!

We sold that 3 family house 2 years later after some small renovations for a profit of $125,000.00~!
